NHF Sapphire®

  1. Non-repayable grant up to 5% of the mortgage loan.
  2. NOT limited to first-time homebuyers.
  3. Generous FICO/DTI requirements.
  4. Low-to-moderate income limits.
  5. FHA, VA, and USDA loan types.
  6. Program sponsored by NHF.
  7. Available in multiple states.

GSFA Platinum®

  1. Non-repayable grant up to 5% of the mortgage loan.
  2. NOT limited to first-time homebuyers.
  3. Minimum FICO 640; maximum DTI 45%.
  4. Low-to-moderate income limits.
  5. FHA, VA, USDA and Conventional loan types.
  6. Available on purchase or refinances.
  7. Program sponsored by Golden State Finance Authority.
  8. Available in California.

Mortgage Credit Certificate

An MCC entitles the recipient to a sizeable tax credit and may help the homebuyer qualify for the initial mortgage loan.

GSFA MCC®

  1. MCC Tax Credit Rate = 20%.
  2. Primarily for first-time homebuyers.
  3. Can be combined with other programs for additional benefits,
    including DPA programs.
  4. Available with a variety of mortgage loan types.
  5. Program sponsored by Golden State Finance Authority
    on behalf of multiple counties across California.
  6. Available in more than 44 counties of California.

 

Energy Efficiency Financing

Finance upgrades to a residential property with a low-interest rate loan.

GSFA Residential Energy Retrofit

  1. 15-year fully amortizing loan, 6.5% fixed interest rate*.
  2. Maximum loan amount = $50K; No minimum.
  3. Energy efficiency upgrades only.
  4. Does not have to be a primary residence (rentals are permitted).
  5. No equity nor appraisal requirements.
  6. Program sponsored by Golden State Finance Authority in partnership with PG&E, CEC and Five Star Bank.
  7. Available in 44 counties of California.
